Airbnb Cleaning Miami: The Turnover Checklist

The exact room-by-room checklist Miami hosts use to hit 5-star cleanliness reviews, avoid guest complaints, and turn units fast between bookings.

A great Airbnb review is 80% cleanliness. In Miami — with salt air, humidity, sand, and back-to-back bookings — cutting corners on a turnover shows up in your rating within a week. This checklist is the same one our team runs for professional Miami hosts. Use it yourself, or hand it to your cleaner.

Before the guest arrives

  • Give yourself a minimum 3-hour window between check-out (11a) and check-in (3p).
  • Bring two full linen sets so wash cycles don't block the turnover.
  • Restock inventory (TP, paper towels, coffee, soap) before the deep-clean starts.
  • Photograph the unit before you clean — protects you if the departing guest is disputed.

Kitchen (guest-critical)

  • Wipe every counter, backsplash, and appliance exterior
  • Clean inside microwave, toaster, and coffee maker
  • Empty and sanitize refrigerator — remove any guest leftovers
  • Run dishwasher empty with a cleaner tab
  • Restock: coffee, filters, sugar, salt, oil, paper towels, dish soap, sponge
  • Check every dish, mug, and utensil for lipstick, food, or residue

Bathrooms (highest review impact)

  • Descale shower glass, tile, and faucet with CLR or vinegar
  • Scrub toilet inside, base, and behind — check for hair
  • Polish mirrors streak-free
  • Fresh towels: 2 bath + 1 hand + 1 washcloth per guest
  • Restock: toilet paper (2+ rolls), shampoo, conditioner, body wash, soap
  • Empty and rinse trash can

Bedrooms (linen turnover)

  • Strip all bedding — sheets, pillowcases, duvet cover, mattress protector
  • Wash on hot; use a second identical set to turn units fast
  • Check mattress and pillows for stains — flag if any need replacement
  • Vacuum under and around the bed
  • Dust nightstands, lamps, and headboard
  • Restock hangers in closet (min 10 per guest)

Living areas & entry

  • Vacuum sofa cushions (lift and check for lost items)
  • Wipe remotes, light switches, doorknobs — high-touch = high-review
  • Dust TV, shelves, ceiling fans, A/C vents
  • Empty every trash can in the unit
  • Sweep balcony or patio, wipe furniture
  • Set thermostat to guest-arrival temp (76°F in Miami summer)

Restock & staging

  • Set out fresh welcome items: coffee, water bottles, snack
  • Verify Wi-Fi card, house manual, and check-out instructions are visible
  • Test the door lock code with the guest's arrival code
  • Take dated photos of every room — protects you on damage claims
  • Report any damage or missing items to the host before guest arrival

Miami-specific host tips

  • Miami humidity grows mildew fast — run A/C between bookings and check bathroom grout weekly.
  • Salt air corrodes fixtures on Miami Beach and Key Biscayne — wipe chrome and stainless with a dry cloth every turnover.
  • Sand tracks in from every coastal rental — vacuum entryway rugs and shake out door mats every clean.
  • Storm season (June–Nov): check screens, patio drains, and window seals during turnovers.
  • High-rise buildings (Brickell, Edgewater, Sunny Isles) require freight elevator reservations for linen deliveries — book ahead.

Systems that make Miami turnovers easier

  • Two full sets of linens per bed = same-day turnovers even after late check-outs
  • Sealed 'welcome basket' branded with your listing photo — huge review boost
  • Restock inventory tracker (paper towels, TP, coffee) — hand off to cleaners
  • Under-sink caddy with only Airbnb-safe products (no bleach on marble)
  • Smart lock with rotating codes — never rekey between guests
