Soft Wash vs Pressure Washing in Miami

The safer, longer-lasting way to clean South Florida roofs, stucco, and painted surfaces — and when traditional pressure cleaning is still the right call.

In Miami, mold, mildew, and algae take over a roof or stucco wall within a single rainy season. The instinct is to blast it off with a pressure washer — but on the wrong surface, high pressure causes more damage than the dirt ever would. Soft washing uses low pressure plus a biodegradable cleaning solution to kill the organic growth at the root, so it stays gone 4–6× longer than a pressure-only clean.

Soft Washing

Under 500 PSI plus a sodium-hypochlorite or surfactant blend that kills mildew, algae, and lichen at the spore. Rinses clean and protects coatings.

Why Miami roofs need soft washing

The black streaks on Miami roofs aren't dirt — they're Gloeocapsa magma, an algae that feeds on the limestone filler in shingles and the porous surface of barrel tile. Pressure alone removes the surface stain but leaves the spores alive; growth returns within months. A soft-wash chemical clean kills the organism, so the roof stays clean for 3–5 years instead of 6–9 months.

What high pressure does to the wrong surface

  • High-pressure water blasts barrel-tile coatings off — replacement runs $8–$15 per tile.
  • Stucco hairline cracks open up under 3,000+ PSI, letting moisture into the wall cavity.
  • Painted surfaces get etched and peel within months even when no immediate damage is visible.
  • Window frames and screen-cage screws back out under direct spray.

Quick rule of thumb

If you can dent it, scratch it, or it's painted — soft wash. If it's bare concrete, stone, or brick designed to take weather — pressure wash. When in doubt, start low and step up; you can always add pressure, you can't put a stucco coat back on.
